Mortgage rates are falling — but does that mean home prices will fall too? History suggests otherwise.
In this episode, I break down why declining interest rates often bring MORE buyers back into the market… and how increased demand can actually push home prices higher — especially when inventory remains limited.
If you’re waiting for both lower rates and lower home prices, you may be waiting for two forces that rarely move in the same direction.
In this episode, we discuss:
• The relationship between mortgage rates and buyer demand• Why falling rates can increase competition• Short-term vs. long-term housing market effects• What today’s rate movement could mean for home values• Strategic considerations for buyers and sellers
Whether you're thinking about buying, selling, or simply trying to time the market, understanding how interest rates influence pricing cycles can help you make smarter real estate decisions.

Three new California rental laws are now in effect for 2026, and landlords who fail to comply may lose eviction cases — even when the eviction itself would otherwise be valid.
In this episode, I walk through two statewide landlord law changes and one major update under the Los Angeles Rental Stabilization Ordinance (RSO) that every rental property owner should understand.
We cover:
The new requirement for landlords to provide and maintain a stove and refrigerator
The Right to Counsel notice rules that apply when serving legal notices
The Los Angeles requirement to pay annual interest on tenant security deposits — and how those rates have changed
This episode is designed to provide clarity, not commentary. Whether you agree with these laws or not, understanding them is essential to protecting your rental property and avoiding costly mistakes.

OG Smash Burger review from Burbank — an honest ranking of one of the best smash burgers in the San Fernando Valley. Local food review, independent burger rankings, and Valley lifestyle insight.
A subscriber recommendation led me to OG Smash Burger in Burbank, where a chili cheeseburger video caught my attention and sent me beyond my usual burger boundaries. In this episode, I share a candid, experience-driven review of OG’s smash burger—covering taste, texture, service, and how it compares to other top independent burgers in the San Fernando Valley.
While the burger itself delivered crisp edges, a moist patty, and excellent balance, a service breakdown forced a decision: judge the burger alone, or the full experience. I explain how that choice impacted OG Smash Burger’s final placement at #2 on my Valley burger rankings, just behind Burger 3000.
This episode is part of an ongoing local series highlighting the best independent burger spots in the San Fernando Valley, viewed through the lens of someone who lives, works, and knows these communities.
If you enjoy thoughtful food reviews, local recommendations, and authentic Valley perspectives, this episode is for you.
🎧 Listener question:What’s your favorite burger spot in the Valley—and if you’ve tried OG Smash Burger, what was your experience?

Why do some homes sell quickly while others sit on the market — even when they’re in the same neighborhood?
In this episode, I break down the real reasons homes sell immediately while similar properties struggle to attract buyers. Many sellers assume the problem is the housing market, interest rates, or buyer demand, but in reality, most homes sit because of how they are positioned, priced, and presented.
I explain how buyers actually compare homes, why the first two weeks on the market matter more than most sellers realize, and how small strategic decisions can either create momentum or quietly work against you.
If you’re thinking about selling a home in Porter Ranch, Chatsworth, Northridge, or the greater San Fernando Valley, this episode will help you understand what drives buyer confidence — and how to avoid the missteps that cause homes to stall.

In this final episode of my San Fernando Valley hot dog series, I reveal my rankings for the best independent hot dog stands in the Valley, including Chatsworth, Studio City, Reseda, Simi Valley, and Burbank.
After weeks of tastings, conversations with owners, and more hot dogs than I ever expected to eat, this episode brings it all together. From the perfectly charred all-beef hot dog at Flooky’s in Chatsworth, to the iconic train car experience at Carney’s on Ventura Blvd, and the legendary steamed dogs at Cupid’s and Larry’s Chili Dog, each stop offered something truly special.
This ranking was far tougher than my independent hamburger series — the difference between the top and bottom spots was minimal. Every location delivered quality, history, and pride in their craft. In fact, Cupid’s and Larry’s Chili Dog finished in a second-place tie, a testament to just how exceptional their offerings were.
If you love San Fernando Valley food, local history, and discovering independent eateries that define a community, this episode is for you. Whether you’re a lifelong Valley resident or just exploring the area, these are hot dog spots worth visiting again and again.
